CBH Homes in Boise, Idaho: What It’s Really Like to Buy From Idaho’s Largest Home Builder

If you’re thinking about moving to the Boise, Idaho area and new construction homes are on your radar, there’s one builder that probably keeps popping up CBH Homes.
And there’s a good reason for that.
CBH Homes is the largest home builder in the entire Treasure Valley and they are quickly closing in on 30,000 homes built. If you’ve driven around Boise, Meridian, Nampa, Kuna, Star, Caldwell honestly anywhere you’ve probably seen their communities and all of the red flags

I’ve personally walked through hundreds of CBH homes and helped plenty of families decide whether or not it was the right fit for them. So this isn’t some sort of builder promo, this is my honest opinion on whether or not you should buy a CBH Home.
Who Is CBH Homes?

One of my favorite things about CBH Homes is that they’re not some massive nationwide conglomerate. They actually started right here in the Boise area from a kid who grew up in Idaho. Because of that, you really do feel more of a home grown vibe whenever you are dealing with them in any capacity.

Another interesting thing about CBH Homes is that they’ve also been ranked as one of the best places to work in Idaho, which I think comes back to the fact that they are a locally grown company so there is still a lot of pride in their community and what they do.
So, are CBH Homes for everyone?
Not exactly and they would probably tell you the same thing. CBH Homes isn't a one sized fits all, when I had my Interview with Corey Barton even he himself said that he wants to build the home for the teachers, the firefighters, the police officers, the first responders and the average working family.
They build for the masses, not for the ultra-custom luxury crowd which I think ties back into the core principles of the company of helping the community.
Are CBH Homes Affordable?
Compared to most builders in the Boise area, they definitely can be. CBH tends to stay on the more affordable side, especially when you factor in their promos.
They run incentives all year like that you can use towards things like buying down your interest rate, paying your closing costs, putting in rear landscaping if it isn't already included, or even adding appliances or blinds to the inside of your new home.
I’ve even seen promotions go as high as $50,000+, depending on the price of the home and market conditions.
Their whole mission is to make homeownership achievable for people who maybe thought it was out of reach and honestly, they do a pretty solid job of that.
Where Does CBH Build?

Short answer.... Everywhere. They have developments in every single town in the Boise area and this is one of their biggest advantages
Now you might be thinking that this could be some "Red Car" effect wherein you see things because you are looking for them but with CBH Homes you see them everywhere because you literally do.
And the great part about that is you can usually find the same floor plan in different areas and different price ranges.
So maybe you love a plan in Meridian…but the price works better in Nampa.
Chances are, you’ll still find it.
CBH Homes Style, What Do They Look Like?

CBH Homes can be explained in 4 words
✔️ clean
✔️ modern
✔️ simple
✔️ efficient finishes
CBH Homes is what's called a production builder, meaning they make all the selections on the homes from the color to the cabinets to the floor plan and the lot, once they get the home built, they list it for sale and you can grab it.
So if you're dreaming about moving walls, or adjusting layouts, or swapping cabinets or adding a bigger shower, Etc then CBH Homes probably isn't going to have the right product for you, and that's totally fine.
Efficiency is the biggest thing above all. They streamline their builds so they can make houses at a price people can actually afford, they can shorten the build time and get homes to people far more efficienctly.
So, if you're a buyer who loves efficiency and doesn't want to jump through a bunch of hoops just to get a new home CBH absolutely shines.
Pros of Buying a CBH Home

Alright — let’s talk about what CBH does really well.
1. Affordability
For many people, CBH is simply the most realistic way to get into homeownership here.
Between pricing and incentives, they make the numbers work.
2. Tons of Floor Plans and Options
You can find:

townhomes
-
starter homes
-
mid-size family homes
-
even larger two-story plans pushing 3,000–4,000 sq. ft.
And again those floor plans exist in multiple communities, so you’re not locked into one location.
3. Smooth Buying Process
Their buying process is honestly one of the most streamlined in the Valley.
It’s:

straightforward
-
organized
-
predictable
They’ve done this thousands of times and really dialed in their systems.
4. Rent Now, Buy Later Option
This is one thing that genuinely impressed me.
If you’re renting from CBH and later decide to buy a CBH home:
✔️ they’ll let you out of your lease early
✔️ waive the break fee
✔️ AND credit you up to 10% of your rent (up to $5,000) toward your purchase
That’s pretty cutting-edge. I haven’t seen many other builders do that around here.
Cons of Buying a CBH Home

Like any builder, CBH isn’t perfect.
1. Smaller Lot Sizes (Sometimes)
A lot of their neighborhoods have:

tighter lots
-
smaller yards
Not all of them though some have quarter-acre lots, but expect smaller yards in many communities.
2. Not Customizable
What you see is pretty much what you get.
If customizing everything matters to you, we’ll look at other builders.
3. Rear Landscaping Isn’t Always Included
Front yard usually is.
Fencing often is.
Backyard? Depends on the promotion and the community. Many new construction builders operate this way( not just CBH ) but it’s still something to know up front.
So… Is a CBH Home Right for You?
If you’re:

a first-time buyer
-
looking for affordability
-
okay with a production-style home
-
wanting something new, clean, and simple
Then CBH Homes can be a great option. If you want full customization, oversized lots, or luxury build details then there are other builders that might fit better.
And that’s totally okay.
