Toll Brothers wants to build 487 homes in southeast Nampa. If you are house hunting right now, here is the catch: the first homes would not be ready until late 2028. And that is the earliest estimate.

The project is called Braeburn Creek. It would cover about 138 acres near Amity Avenue and Happy Valley Road. The current plan calls for 14 phases over approximately seven years, and it still needs approval from the City of Nampa.

We follow Nampa Planning and Zoning meetings so our clients do not have to sort through all the agendas, staff reports, and hearing documents themselves. Here is what Braeburn Creek could mean for you, whether you are buying, selling, or already live nearby.

What Toll Brothers Wants to Build

The current plan shows 487 single-family homes in three general lot sizes:

  • 144 smaller lots near Happy Valley Road

  • 177 midsize lots through the middle of the community

  • 166 larger lots, mostly along the north and east sides

The plan also includes a clubhouse and pool, sport courts, a half basketball court, playfields, and about 2.6 miles of walking paths. That includes a 12-foot-wide regional pathway along the Amity Drain. The clubhouse and pool are planned for Phase 2, so early residents would not have to wait until the end of the project for the main amenities.

Three lot sizes could mean a range of home sizes and prices. For now, that is only an assumption.

Toll Brothers has not released floor plans, home prices, lot premiums, homeowner association fees, or a sales date. Any pricing you hear right now is speculation.

Good News for Buyers: More Choices

More new homes in southeast Nampa would give buyers more options to compare, including layouts, lot sizes, finishes, warranties, and builder incentives.

If you want a newer home in southeast Nampa without moving farther from Boise or Meridian, Braeburn Creek could eventually land on your list.

Just do not assume the homes will be inexpensive. Toll Brothers is generally known for move-up and higher-end homes, but the company has not announced what it plans to build here. Interest rates, construction costs, buyer demand, and competing developments will all affect pricing by the time sales begin.

New Construction vs. Resale: Compare the Real Cost

Builders like to advertise a base price. That is rarely the final amount a buyer pays.

Add a lot premium, design upgrades, fencing, landscaping, window coverings, appliances, and other options, and a new home can cost considerably more than its advertised starting price.

A resale home may already include those items, along with mature landscaping, an established backyard, and no construction wait.

On the other hand, builders can sometimes offer incentives that an individual seller cannot easily match, such as a mortgage-rate buydown, closing-cost assistance, or money toward upgrades.

We help buyers compare new construction and resale homes side by side. The goal is to compare the actual cost and benefits of each home, not simply the advertised price.

Own a Home Nearby? This Could Become Your Competition

If you own a home near Amity Avenue and Happy Valley Road, Braeburn Creek matters even if you never plan to live there.

When a large new-home community opens, buyers shopping in the surrounding area will compare existing homes with brand-new properties and builder incentives.

Nearby resale sellers have to compete with more than the builder’s base price. Buyers also see financing incentives, closing-cost assistance, warranties, and brand-new finishes.

The resale homes that compete best usually offer something the builder cannot, such as a finished backyard, mature landscaping, a larger lot, established improvements, or immediate availability.

A large new community can also bring more attention to southeast Nampa and attract additional buyers to the area. Whether Braeburn Creek ultimately helps or challenges nearby resale values will depend on the builder’s prices, incentives, home designs, and construction schedule.

If you have considered selling within the next few years, it is worth understanding where your home stands before the first model homes open.

Road Improvements Are Planned. So Is More Traffic.

Toll Brothers has proposed helping:

  • Convert the Amity Avenue and Happy Valley Road roundabout into a two-lane roundabout

  • Extend Cruse Lane

  • Add curb, gutter, and sidewalks along portions of Amity Avenue and Happy Valley Road

Those improvements could help an area that is already growing quickly. However, 487 homes would still generate more vehicle trips.

Several years of phased construction could also mean construction trucks, dust, noise, and temporary traffic changes.

Road plans can change as a project moves through the approval and engineering process. If traffic or road access is important to you, verify the current plans with the City of Nampa and the agency responsible for the affected roads before buying nearby.

Seven Years of Construction

Braeburn Creek is proposed in 14 phases, so the entire community would not be built at once.

Buy during the early phases, and you could live near active construction for several years. Buy during a later phase, and more of the streets and community may be completed, but prices could be higher and fewer lots may remain available.

Before buying in any new community, ask:

  • Where will the next phases be located?

  • Which roads will construction vehicles use?

  • What amenities are included?

  • When are those amenities expected to be completed?

  • What will be built behind or next to the lot you are considering?

  • Are future phases or land uses subject to change?

Get important answers and builder promises in writing.

Braeburn Creek Is Not Approved Yet

Braeburn Creek would need to be annexed into the City of Nampa.

The Nampa Planning and Zoning Commission is scheduled to hear the proposal on September 29, 2026. Planning and Zoning can recommend approval or denial, but Nampa City Council has the final say on the annexation.

The proposed lot count, road improvements, conditions, and timeline could change during the approval process.

Even if the city approves the project, several steps must still happen before construction begins. Those steps can include final engineering, platting, infrastructure work, permits, and coordination with utility and transportation agencies.

Approval would not mean that homes are immediately available for sale.

What Should Buyers Do Now?

Buying before 2028?

Do not wait for Braeburn Creek. The earliest projected move-ins are still about two years away, and that timeline is not guaranteed.

Buying later?

Keep an eye on the project. Once Toll Brothers releases actual home plans, prices, incentives, and sales dates, compare Braeburn Creek with established southeast Nampa neighborhoods and and other new homes available in the area.

Considering a home near the proposed site?

Visit the area at different times of day. Review the surrounding land uses and planned roads. Consider how several years of construction could affect your daily routine.

The Bottom Line

Braeburn Creek could become one of the larger new-home communities in southeast Nampa.

The project could bring more housing choices and planned road improvements. It would also bring more traffic, years of construction, and additional competition for nearby resale homes.

For now, Braeburn Creek is still a proposal. No homes are for sale, the plan can change, and the earliest projected move-ins would not happen until late 2028.
