Nampa housing market statistics for August 2025 compared with August 2026.

The Nampa housing market remained fairly steady in August 2026. Home prices were slightly higher than last year, buyers had more homes to choose from, and nearly the same number of homes sold.

However, the numbers also show that buyers are negotiating. Six out of every ten Nampa home sales included a seller concession, and homes took an average of 20 days to sell.

Here is what the latest Nampa housing market data means for local buyers and sellers.

Is the Nampa Housing Market Going Up or Down?

The Nampa housing market is not showing a major move in either direction. Prices increased modestly compared with last year, while the number of completed home sales remained almost unchanged.

The median sales price reached $433,000 in August 2026, compared with $420,000 in August 2025. That is an increase of approximately 3.1%. For comparison, you can also review the July 2026 Nampa housing market update

A median price of $433,000 means half of the homes sold for more than that amount and half sold for less. It does not mean every Nampa home increased in value by 3.1%. Changes in the types, sizes and locations of homes sold can also affect the median price.

A total of 252 homes sold during August, compared with 255 during the same month last year. That difference is very small and suggests buyer activity was similar to one year ago.

Nampa Buyers Had More Homes to Choose From

There were 621 homes available for sale in Nampa at the end of August. That was slightly more than the 605 homes available one year earlier and the 611 homes available at the end of July.

More inventory gives buyers additional choices and reduces some of the pressure to make an immediate decision. Buyers may have time to compare several homes, review their options and negotiate certain terms.

However, the number of new listings fell. Only 322 homes entered the market during August, compared with 367 in August 2025 and 395 in July 2026.

This means Nampa ended the month with more total homes for sale, but fewer new options were added during August.

Nampa Had 2.5 Months of Housing Supply

Nampa had approximately 2.5 months of housing supply in August, up from 2.2 months in July and 2.4 months one year ago.

Months of supply estimates how long it would take to sell the available homes if no additional properties were listed.

An increase in supply is helpful for buyers because it provides more choices. However, 2.5 months of inventory is not a large supply of homes. Desirable properties can still sell quickly when they are in good condition and priced correctly.

The Nampa market offers buyers more negotiating room than a very tight market, but that does not mean every seller is willing to accept a low offer.

Homes Sold in About 20 Days

Nampa homes spent a median of 20 days on the market before going under contract.

That was five days faster than in August 2025, when the median was 25 days. Homes took slightly longer to sell than they did in July 2026, when the median was 18 days.

Twenty days is the midpoint. Some homes sold much faster, while others remained available considerably longer.

Price, location, condition, marketing and competition all affect how quickly a home sells. A well-prepared home that is priced close to its current market value can still attract buyers quickly. An overpriced home may sit on the market even when overall sales activity is healthy.

More Nampa Home Sales Are Pending

There were 323 pending sales in August, compared with 266 one year earlier.

Pending sales are homes that are under contract but have not closed. The increase suggests that buyer activity remained strong as Nampa entered September.

Not every pending contract will reach closing, but pending sales can provide an early look at future market activity.

Most Buyers Received a Seller Concession

Approximately 60% of the Nampa homes sold in August included a seller concession. That represents 152 of the month’s 252 completed sales.

A seller concession is money or another financial benefit provided by the seller as part of the transaction. Depending on the contract and loan program, it may be used toward:

  • Buyer closing costs
  • A temporary or permanent mortgage-rate buydown
  • Prepaid expenses
  • Repairs or other agreed-upon costs

This is important because the average home sold for 100% of its asking price at the time of sale. At first, that may sound as though buyers were paying full price without negotiating.

However, a buyer can offer the asking price while also requesting thousands of dollars toward closing costs or a mortgage-rate buydown. The recorded sales price may equal the asking price, but the concession reduces the seller’s net proceeds.

Buyers and sellers should consider the entire offer, not just the purchase price.

Sellers who are trying to attract buyers may need to decide whether a price reduction or seller concession would be more effective.

New Construction Remains a Major Part of the Nampa Market

New construction represented 34% of all Nampa home sales in August. Of the 252 homes sold, 86 were new construction.

New homes made up an even larger share of the available inventory. There were 286 active new-construction homes, representing approximately 46% of all Nampa homes for sale.

This gives buyers interested in a newly built home a substantial number of options. Builders may also offer financing incentives, closing-cost assistance or rate buydowns on certain homes.

Buyers should compare the full cost of a new home with the cost of an existing home. Items such as landscaping, window coverings, fencing, appliances and homeowner association fees may not always be included in the advertised price.

What Does the August Market Mean for Nampa Buyers?

Nampa buyers have more choices than they did one year ago, and seller concessions are common. This may create opportunities to negotiate help with closing costs or a mortgage-rate buydown.

However, buyers should not assume that every seller will accept a large price reduction. Homes that are priced correctly can still sell quickly, and pending sales increased significantly compared with last year.

Before making an offer, buyers should look at recent comparable sales, the home’s time on the market, competing listings and any previous price reductions. Those details can help determine whether to negotiate the price, ask for concessions or use a combination of both.

Nampa homes are still selling, and the median price is higher than it was last year. However, buyers have more options and are frequently asking sellers for financial assistance.

Sellers should prepare their home carefully and price it for the current market rather than relying on what a neighbor’s home sold for several years ago.

A strong offer is not always the one with the highest purchase price. Sellers should also review requested concessions, financing terms, inspection conditions, appraisal risk and the buyer’s ability to close.

Homes that are clean, well-presented, properly marketed and priced close to market value are in the best position to attract serious buyers.
