Fewer homes went under contract across the country in September. In Nampa, pending sales went up 7%.

That happened while mortgage rates climbed past 7% and national list prices dropped. Nampa's median sold price is up about 4% from last year. But there's a catch: more Nampa sellers are paying concessions, like helping with a buyer's closing costs or interest rate, than a year ago.

The National Picture

Mortgage rates climbed above 7% in September, and the national housing market showed more signs of slowing.

According to Realtor.com's September report, here's what happened nationally:

  • 20.8% of active listings had a price reduction, the highest September share since 2018.
  • Homes under contract were down 4.1% from last year.
  • New listings were down 0.7%.
  • The national median listing price fell 1.4% to $419,250.
  • Active inventory rose 5.4%.

In August, the latest month for national closed sales, the U.S. had 4.9 months of housing supply, the highest level in more than 10 years, according to the National Association of REALTORS®.

Inventory is growing at about the same pace nationally and in Nampa. The big difference is that Nampa had more pending sales than a year ago, not fewer.

And while median list prices fell nationally, Nampa's median asking price is still higher than last year.

Prices Are Up and Homes Are Selling Faster

The median sold price in Nampa was $435,000 in September, up about 4% from $418,000 last year.

Homes also sold faster. The median time on market dropped from 33 days to 23 days.

Sellers got about 99.5% of their asking price on average, nearly the same as last year.

More Homes for Sale, but Supply Stayed the Same

Nampa had 613 homes for sale in September, up from 582 a year ago.

But sales went up too, so months of supply stayed at 2.8 months, exactly where it was last September.

In simple terms, if no new homes came on the market and sales kept the same pace, everything for sale would sell in under three months.

Nampa also had 11% more new listings than last year, while new listings nationally dipped slightly.

The Fall Slowdown Was Milder This Year

Fall is always a little slower in the Treasure Valley. This year, it's slowing less than usual.

Nampa had 250 pending sales in September, up about 7% from September 2025.

Pending sales usually drop when summer ends, and they did dip from August. But last year they fell 12% from August to September. This year, they only fell 5%, even as rates climbed toward 7%.

That's worth watching, because pending sales give us an early look at what will close in the coming weeks.

Sellers Are Paying Concessions More Often

This is one of the most important numbers for buyers.

61% of Nampa home sales in September included seller concessions. A year ago, it was 52%.

Seller concessions can include help with closing costs, repairs, or an interest-rate buydown.

Nationally, more sellers are cutting prices. In Nampa, many are holding their price and offering concessions instead. So even though prices are higher than last year, buyers are still negotiating.

Resale Homes Took a Larger Share of September Sales

New construction is still a major part of the Nampa market.

In September, 297 of Nampa's 613 active listings were new construction, or about 48% of all homes for sale.

But only 73 of the 216 homes sold were new construction, about 34% of September sales. Last September, new construction made up 40% of sales.

That means resale homes were about 52% of what was for sale, but roughly 66% of what sold.

Builders still have a lot of homes competing for buyers, and many offer incentives like closing-cost help or rate buydowns.

For resale sellers, that means price, condition, and presentation matter.

Mortgage Rates Climbed Above 7%

Mortgage rates moved higher all month.

Freddie Mac's 30-year fixed rate went from 6.71% on September 3 to 7.03% on September 24. That's the highest rate in a year. A year ago, it was 6.30%. You can see the weekly numbers on Freddie Mac's rate survey.

The Federal Reserve also raised its target rate by a quarter point to 3.75% to 4% on September 16. It was the Fed's first rate increase since July 2023. Read the Fed's full statement here.

The Fed doesn't set mortgage rates directly, but its moves, along with inflation and Treasury yields, can push borrowing costs up or down.

One important point: most homes that closed in September went under contract weeks earlier, when rates were lower. October and November sales will give us a clearer picture of how buyers respond to rates around 7%.

What This Means for Buyers and Sellers

For buyers: You have more homes to choose from, and seller concessions are common. It's worth asking about closing-cost help or a rate buydown, whether you're looking at a resale home or new construction.

For sellers: Nampa homes are selling faster than a year ago, and prices are higher. But buyers have choices, nearly half the competition is new construction, and concessions are common. Pricing it right from the start matters.
